📘 What is Non-QM?
Non-QM (Non-Qualified Mortgage) refers to loans that don't meet the strict "Qualified Mortgage" rules set by the Consumer Financial Protection Bureau. That doesn't mean they're risky — it simply means they use flexible guidelines to qualify borrowers whose income doesn't fit neatly into a W-2 and tax return box. Self-employed borrowers, real estate investors, retirees with large assets, and gig workers often earn plenty of money but can't prove it the traditional way. Non-QM programs solve that by accepting bank statements, rental income, asset portfolios, or P&L statements as proof of ability to repay.
